Fund Structuring & Financing

Co-lead project to separate a large residential & commercial real estate portfolio from a reinsurance investment portfolio in Switzerland. Project included arranging financing with a syndicated loan. The loan was not subject to debt capacity constraints of rating agencies. It freed up equity capital.

Global Real Estate Strategy

First, we defined restrictions (rating capital, economic capital, GAAP capital, asset liability management, liquidity, risk carrier structure). As a next step, we identified investment vehicles (direct, near direct, indirect through public or private equity funds). Finally, we proposed a global asset allocation for an insurance group.

Facility Management Tender

We managed the selection of a new facility manager for a free standing office building, which was complicated to operate. Also, the tenant also required best of class services. Moreover, we assisted the client during the first few weeks of operating the property ensuring the building operated as desired.

Inherent Defects

We developed a settlement strategy for a tenant who suffered from various inherent defects for two years. In addition to reducing the rent, the landlord also agreed to remedy the inherent defects. Moreover, he also agreed to bear some of the service charge costs going forward.

Company Restaurant Operator Tender

We managed the process of identifying and selecting the operator or a company restaurant offering about 200 meals a day. This work was conducted with the close involvement of the client.

Property Gains Tax

We negotiated and reclaimed 2/3 of the property gains tax provisionally retained by the authorities following the sale of a property.
